Water Intrusion

Water Intrusion can destroy a building. Water can be moisture vapor or bulk water, but its effects on building structures and living environments can make it unsafe, uninhabitable, and subject to accelerated deterioration. The structure’s sustainability is not possible if water leaks into the building.

Hardcoat and Synethic Coat (EIFS) Stucco is very popular because of the various shapes, textures, and colors possible. EIFS was created after World War II to repair bomb damage to buildings in Germany. It was brought to the United States in the 1960s, where it was applied to our wood-based structures. Leakage into a stone building is not subject to the same damage as leakage into a wood-based structure. Water leaking beyond the stucco surface into the wood substrate can cause wood rot, structure damage, and mold issues.

There are specific construction details that will help keep water out of our buildings in the Building Codes and Industry Standards. Poor workmanship and not following these standards are the common roots of system failures. None of this is readily visible to the naked eye. Green Building Energy Sustainability (GBES) uses national protocols to perform Stucco Inspections. Experience, specialized moisture meters and Infrared Cameras help determine the extent of the problem and an appropriate repair. GBES does not perform repairs. We perform inspections, so you can have an unbiased opinion from someone who will charge you for repairing the structure. We use knowledge and technology to help locate problems before they become problems affecting the building structure and occupants living and working in these buildings.

Infrared Cameras and the knowledge to properly use them are powerful tools for detecting water in buildings.
